Mobile Home Demolition Services
Mobile homes don't age gracefully. After 30 or 40 years, the subfloor rots out, the roof leaks in six places, the plumbing fails, and at some point it costs more to keep patching it than it does to tear the whole thing out and start fresh. That's where we come in.
Demo patrol removes mobile homes, manufactured homes, modular homes, and office trailers across Nothern California. We handle permitting, utility disconnection, the teardown itself, frame cutting and recycling, debris hauling, and full site cleanup. When we leave, the pad is clean and ready for whatever you're planning next.

What's Included in a Mobile Demolition

Onsite Assessment and Quote
We talk the property, measure the unit, check the foundation type, look at access for equipment, and identify any complications like attached structures, decks, or skirting. You get a written quote that cover every step.

Permitting
Mobile home demolitions require permits in most jurisdictions. Requirements vary by city and country. Some require HUD documentation, others just a standard demolition permit. We figure out what's needed and handle the application.

Utility Disconnection
Electric, gas, and sewar all need to be formally disconnected before we touch the structure. This isn't just flipping a breaker. Each utility provider requires a disconnect request, and some require an inspection before they'll sign off. We schedule and confirm every one.

Skirting and Exterior Removal
Before the main structure comes down, we remove the skirting, stairs, decks, awnings, and any attached carports or sheds, These get sorted for recycling or disposal.

Structural Teardown
Depending on the unite and the site, we either dismantle the home in sections or use equipment to bring it down. Single-wides on open lots come apart fast. Double-wides in tight mobile home parks take more planning and hand work to protect neighboring units and utilities.

Frame Cutting and Removal
The steel frame underneath is one of the heaviest components. We cut it into sections on site, load it, and send it to a metal recycling facility. The axles and tongue go with it.

Foundation and Pad Cleanup
If the home sat on a concrete pad, we can break it out and haul it. If it was on piers or blocks, we pull those and fill the holes. Either way, you get a clean, level surface when we're done.

Debris Hauling and Recycling
Everything leaves the site. Roofing, insulation, drywall, flooring, plumbing, fixtures, wiring, we sort materials and recycle over 70% of what we remove. Tracked dump receipts on every load.

What Does Mobile Home Demolition make Sense
The unit is beyond repair. Soft floors, leaking roof, failed plumbing, mold throughout the walls. When the cost to fix it exceeds what the home is worth, removal is the practical choice.
You want to build something new on the lot. Whether it's a stick-build home, an ADU, or a new manufactured unit, the old one has to go first. We clear the pad so your contractor can start clean.
The property is being sold. Real estate agents call us regularly to remove old mobile homes before listing a property. A clean lot sells faster and for more than a lot with a deteriorating structure on it.
The park or HOA requires it. Some mobile home parks and HOAs mandate removal of units that fall below habitability standats. We work within those timelines and coordinate access with park management.
You inherited the property. Estate and probate properties often come with mobile homes that haven't been maintained in years. We handle the removal and can work with escrow for payment if needed.

Tight Access and Park Demolitions
Not every mobile home sits on an open half-acre lot. Some are widged into mobile home parks with 10 feet of clearance on each side, shared utility lines running underneath and neighbors who aren't thrilled about heavy equipment next door.
We've done these jobs. We know how to work in tight quarters, protect adjacent structures, hand-demolish when equipment won't fit, and coordinate with park managers on access windows and noise restrictions. If your unit in a park, don't assume it can't be removed. Call us and we'll walk the site.

Equipment We Use
Mobile home Demolitions use a mix of heavy equipment and hand tools depending on the site. Our fleet includes excavators with grapple and thumb attachments, skid steers for material sorting and loading, dump trailers rated over 21 cubic yards per load, and cutting tools for steel frame sections. Every machine is operated by a trained, W2 crew member.
We prioritize concrete recycling and metal recycling to divert demolition waste from landfills. Salvageable materials are separated and donated or recycled whenever possible.
