Commercial Demolition Services
Commercial demolition is a different animal than residential work. The structures are bigger, the materials are heavier, the timelines are tighter, and the coordination is more complex. Tenant buildouts that need to be stripped to shell. Warehouses that have outlived their use. Retail spaces getting gutted for a new concept. Office buildings coming down to make room for something else entirely.
Demo Patrol handles commercial demolition projects across Northern California. We work with general contractors, property managers, developers, and business owners. Permitting, utility coordination, hazardous material surveys, structural teardown, debris hauling, and site cleanup. All handled, all tracked, all on schedule.
Services
What's Included in a Commercial Demolition

Onsite Assessment and Scope of Work
We walk the property with you or your GC, evaluate the structure, discuss the end goal, and put together a detailed scope. Interior strip-out? Selective demo? Full building teardown? The quote reflects exactly what needs to happen and in what order.

Permitting and Compliance
Commercial demolition permits often involve more paperwork than residential. Depending on the jurisdiction, you may need structural engineering signoffs, environmental clearances, and air district notifications on top of the standard demo permit. We manage the full application process and keep it moving.

Asbestos and Hazardous Material Coordination
Commercial buildings, especially those built before the mid-1980s, frequently contain asbestos in floor tiles, pipe insulation, ceiling texture, and roofing materials. Lead paint is common too. We coordinate certified inspectors for the survey, manage abatement if needed, and handle the air district notification so the project doesn't stall.

Utility Disconnection
Gas, electric, water, sewer, telecom, fire suppression systems. Commercial properties often have more utility connections than residential, and each one needs formal disconnection before demo begins. We contact every provider, schedule the shutoffs, and confirm clearance.

Interior Strip-Out
When the shell stays but everything inside it goes. Walls, ceilings, flooring, fixtures, cabinetry, MEP systems. We take it down to bare studs or bare concrete depending on your contractor's spec. Clean, fast, and sorted for recycling.

Selective Demolition
Sometimes only a portion of the building comes down. A wing, a floor, an addition. Selective demo requires precision. We protect the sections that stay, shore up structural connections, and remove only what's scoped. No collateral damage.

Full Building Demolition
When the whole structure goes, we bring the heavy equipment. Excavators, hydraulic breakers, grapples, and a fleet of dump trailers. We work top-down, sort materials as we go, and take the building all the way down to grade. Foundation removal and backfill included if needed.

Debris Hauling and Recycling
Commercial projects generate serious volume. Steel, concrete, wood, roofing, drywall, fixtures. We sort on site and send recyclable materials to the appropriate facilities. Over 70% recycled on every project. Tracked dump receipts for your records.

Final Site Cleanup and Grading
When we pull off the site, it's clean. No debris piles, no leftover material, no loose hardware in the dirt. The lot is graded and ready for the next phase of construction.

Working with General Contractors
A good chunk of our commercial work comes through GCs who need a reliable demo sub. Here's what that relationship looks like with us.
We show up when we say we will. We hit the timeline you give us. We communicate daily on progress and any issues that come up. We keep our work area clean so your other trades aren't tripping over our debris. And when we're done, the space is ready for your next crew to walk in and start.
We carry full insurance, we're prevailing wage compliant for public projects, and we can scale crew size to match your schedule. If you need a demo partner who doesn't create problems for you to solve, that's what we do.

Prevailing Wage Projects
Demo Patrol is a certified prevailing wage contractor. For publicly funded projects, government buildings, school districts, and any job that requires Davis-Bacon or state prevailing wage compliance, we maintain full payroll documentation and meet all reporting requirements. Our crew members are W2 employees, not subcontractors.

Equipment We Use
Commercial demolition demands heavier iron and more of it. Our fleet includes full-size excavators with hydraulic breaker and grapple attachments, skid steers for interior work and material handling, multiple dump trailers rated for over 21 cubic yards per load, concrete saws and core drills for selective cuts, and scissor lifts for high-reach interior strip work. Every piece of equipment is operated by a trained crew member.
Frequently Asked Questions
How long does a commercial demolition take?
It depends entirely on the scope. An interior strip-out on a 2,000 square foot office might take two to three days. A full warehouse teardown could take two weeks or more. We provide a detailed timeline with every quote.
How much does commercial demolition cost?
Cost is driven by the size of the structure, material types, hazardous materials, permit requirements, hauling distance, and whether you need interior-only or full building removal. We provide a written quote after an onsite walkthrough.
Do you handle permits for commercial demo?
Yes. We manage the full permit process including the demolition permit application, air district notifications, and any environmental clearances required by the jurisdiction.
Can you do interior demo without taking down the building?
Yes. Interior strip-outs and selective demolition are a big part of what we do. We remove everything inside while protecting the structural shell, exterior, and any systems that need to stay.
Are you prevailing wage compliant?
Yes. We're a certified prevailing wage contractor with W2 employees. We handle all documentation and reporting for publicly funded projects.
Do you work with general contractors?
Yes. We sub under GCs regularly on commercial projects. We carry full insurance, hit timelines, and keep our work areas clean so your other trades can stay on schedule.
What happens with hazardous materials?
We coordinate certified inspectors for asbestos, lead, and other hazardous material surveys. If abatement is needed, we arrange licensed abatement contractors before demolition begins. All notifications and documentation are handled.
What do you do with the debris?
We sort on site. Steel, concrete, wood, and other recyclables go to the appropriate facilities. Over 70% of what we haul gets recycled. Every load is tracked with dump receipts.
